Projects:
R55 undertakes a diverse portfolio of development projects, ranging from the remediation and regeneration of complex, contaminated industrial sites to the delivery of large-scale, high-density, mixed-use urban developments. Through a strategic, design-led approach, R55 maximises land value and optimises site density, unlocking the full potential of each location.

Minavil House - Wembley UK
R55 Group acquired a former 1960s office block from Lidl and transformed the site through a landmark mixed-use development. The project delivered a new, purpose-built Lidl food store, 251 affordable homes, and affordable managed workspace to support local enterprise. Located in the heart of the Alperton Housing Growth Zone, the scheme played a pivotal role in kickstarting the area’s regeneration—setting a new standard for placemaking and contributing significantly to Brent Council’s long-term vision for a revitalised, inclusive Alperton.

Wryth Gasometer, Sutton UK
R55 acquired a former Victorian gasometer site from Scottish & Southern Energy PLC, which had been left derelict and heavily contaminated due to its historic use for gas storage and processing. The site contained substantial environmental liabilities, including hydrocarbon-impacted soils, underground infrastructure, and a large water-filled gas holder tank requiring complex de-sludging.
As part of the site remediation, R55 undertook extensive de-sludging operations to remove accumulated tars, oily residues, and sediments from the gas holder tank. This involved the deployment of specialist environmental contractors who conducted safe extraction, separation, and disposal of hazardous materials in accordance with UK environmental regulations. The de-sludging process also included cleaning and inerting the tank structure to ensure it posed no ongoing risk.
Following the decontamination of the tank, R55 led a comprehensive site remediation programme, including the removal and treatment of contaminated soils and the implementation of ground remediation strategies to achieve safe thresholds for commercial redevelopment. Close coordination with environmental regulators ensured compliance at every stage, including validation sampling and environmental monitoring.
Upon successful remediation, R55 obtained planning consent and redeveloped the site into modern self-storage facilities. The completed asset was subsequently sold to Safestore PLC, one of the UK’s leading self-storage operators, marking a successful transformation of a heavily contaminated brownfield site into a safe, income-generating commercial property.

The Long House, London
R55 acquired a back land site in a high value London neighbourhood, obtained planning permission and built a long private residence and art gallery.

Ealing Road, Wembley UK

Bath Lane, Leicester UK
R55 assembled a series of contiguous sites forming the central zone of Leicester’s Waterside Regeneration Area. Situated above the remnants of Roman Leicester, the project required a full archaeological excavation in partnership with the University of Leicester. R55 secured planning consent for a 611-unit residential scheme, comprising a mix of Build-to-Rent and student accommodation. Following construction and stabilisation, the completed assets were successfully sold to a German fixed income fund.
